Simpsons Creative is a London creative agency with over 30 years of experience, we have worked for several major investment property companies and commercial property agents, and so specialise in property marketing in London, including landmark offices, corporate HQ buildings, retail, leisure and mixed used developments.
We offer a complete property marketing service in London, from consultancy to copywriting and branding to multi-media promotional campaigns.
This includes identifying the commercial potential of property in terms of its target market – media, financial or other property market sector in London. It also involves investigating the merits of the location in terms of communications, amenities and local attractions.
Typically, this would include the creation of ‘mood boards’ to determine the theme and tone of the marketing, and brainstorming names for the development, where required, based on local history or associations.
Property marketing in London often involves the refurbishment of an existing building, and thus branding or rebranding is an essential first step to giving it prominence and relevance to the target market.
Even if the existing name is retained (recommended if it is well known and the associations are positive), the logo, typography and colourways are crucial to establishing a unique identity. Equally important is the roll out of the brand across all marketing collateral. Where appropriate, we will prepare corporate guidelines or a style guide to ensure it is implemented consistently.
Having got the offer right, the selling proposition must reflect it. Creative copywriting is the key to successful property marketing in London, and ours is powerful and persuasive. It will also enable you to set and reinforce marketing messages consistently across all media – traditional and digital.
After branding, a dedicated website is the single most important factor in successful property marketing in London. It’s the on-line equivalent of a brochure and the immediate referral point for all searches. Besides selling the key features and benefits of the scheme, it is designed to include full property, office plans and specifications.
Probably the most powerful promotional tool on the digital front is an interactive PDF, which is effectively an emailable website, the basis of a targeted property marketing campaign in London with back links to your main website.
The target market for commercial properties with a London address is often select and exclusive. It is therefore worth investing in a prestige brochure – perhaps a hardback with a sleeve or presentation case – that reflects the worth and status of the scheme.
Location photography is a key factor in successful property marketing in London. We employ top London architectural photographers to help convey the style and quality of our clients’ projects. When the building is still under construction or refurbishment, we can also commission CGI images from architects plans and specifications.
Google loves video, and to increase traffic to your website we can create a video production which can be embedded in the site or used for stand-alone promotion.
South Place Hotel
A full scale marketing project undertaken on behalf of Frogmore, a UK based estate fund management company, South Place Hotel is an 80-bedroom luxury boutique hotel straddling the City and the East End. Designed by Conran and Partners, it is cool, contemporary and elegant, a theme that, together with the fashionable neighbourhood and funky culture of the area, is reflected in our marketing, which includes web design and hosting, location photography, video production and the creation of an interactive PDF mailing.
Our marketing brief for this refurbished Sixties office building in High Holburn was to rebrand it a contemporary centre for media-based industries whilst preserving its identity as a City of London landmark in a sought-after location. Whilst retaining the recognised name, we created a new corporate identity that was then rolled out in terms of a web design, brochure, direct and indirect marketing, press advertising and internal signage.
