Investment Brochure Design for a Major London Hospitality Asset

Executive Summary

Tasked with helping position a large-scale hospitality asset in West London for institutional investment, we partnered with the client to design and produce a high-impact investment brochure. Balancing dense financial, technical and spatial information with a clear, engaging visual narrative, the finished document became a central tool in presenting the asset’s scale and potential to a sophisticated investor audience.

Introduction

Our client was bringing a significant hospitality asset in West London to market and needed a document that could do more than simply list the numbers. Institutional investors expect clarity, credibility and polish, so the brief called for a brochure that could carry complex commercial, architectural and market data while remaining compelling and easy to navigate. It needed to work as both a detailed reference document and a piece of persuasive storytelling.

The Challenge

Investment brochures at this scale come with a particular set of tensions to balance. Key challenges included:

  • Presenting large volumes of financial, operational and market data without overwhelming the reader.
  • Communicating the scale, location and architectural potential of the asset visually as well as numerically.

The Solution

Concept Design & Options

We began by developing a series of distinct design directions, each exploring a different approach to layout hierarchy, visual tone, and the integration of data, maps and imagery. These ranged from bold, editorial-led concepts to more restrained, data-driven institutional styles, giving the client a genuine choice in how the asset would be positioned before we committed to a single direction.

Design Development

With a concept selected, we developed it into a full design system: grid structures for consistent page layouts, a clear typographic and information hierarchy, and dedicated styles for charts, infographics and data tables. Throughout, the priority was balancing dense financial and technical content with readability, so investors could move through the document at pace without missing the detail that matters.

Mapping & Plans

A significant part of the brochure rested on bespoke cartography and planning content. We designed custom location maps, transport connectivity diagrams, and site plans and floor layouts, each built to communicate spatial relationships and local context clearly while sitting comfortably within the wider visual language of the document.

Content Population

The brochure needed to carry a large volume of client-supplied material, from investment highlights and narrative copy through to market data, performance metrics and accommodation schedules. Structuring this into digestible sections was central to the project — organising complex, technical information so it read clearly without losing the detail investors rely on.

Iteration & Refinement

As is typical with a document of this scale and sensitivity, the brochure went through multiple rounds of refinement — layout adjustments, updates to financial data and charts, and reworking of plans and diagrams as new information came in. We worked closely with the client team throughout to keep the document accurate, consistent and aligned with their evolving requirements.
